CHECK KNOCKDOWN REBUILD PLANNING REGULATIONS


The first box to tick on your checklist is contacting your local council to establish whether your block of land has any restrictions including being heritage listed or protected vegetation. You can also check out Local Planning & Zoning overlays reports online Local Planning and Zoning Summary - (nsw.gov.au)

STREET FRONTAGE AND BLOCK DEPTH 


When choosing a new home design to be built on your block, it is important to consider the size and council requirements regarding principal frontage. Local councils may require the setback of the principal frontage of the property to be the average of both your neighbouring homes. If you would like your new home to be further forward, you can apply for a pre-lodgement meeting with council to discuss your proposal. 

SETBACKS AND EASEMENTS


Your new home will need to comply with building regulations regarding front, side and rear setbacks. You will also need to take your existing driveway into account when seeking approval from your local council. 
An impacting factor on selecting your new home design may include if your block has an easement. You will need to contact the local council or water authorities in regard to any restrictions. 

DRAINAGE


As part of your building permit application, you will need to obtain a legal of point discharge (LPOD) with a sewer connection within the property boundary for drainage before the start of your build. Your local council will determine if your current LPOD is satisfactory.

STREET ACCESS 


Accessibility to your block will need to be considered and where construction works will restrict road access. Factors such as the size of the road, overhead powerlines and if you need traffic management will need to be taken into account. 

POWER AND UTILITIES 


Another important consideration is to decide if you will have overhead or underground power. If you have the former but would like to switch to the latter, this will ne to be done before demolition.
